nyoo acquires redevelopment site in Schorndorf – Instone subsidiary plans residential neighbourhood in the Stuttgart metropolitan region

Acquisition of a site of approx. 9,700 m² previously used for commercial purposes. Development of a residential neighbourhood with around 120 apartments planned. Sustainable energy concept with heat pumps, photovoltaic systems, Efficiency House 40 standard (QNG compatible) and green roofs. Planning and concept development in close consultation with the City of Schorndorf. Construction is planned to commence around the turn of 2027/2028.

Nyoo Real Estate (“nyoo”), part of the Germany-wide residential developer Instone Group, has acquired a plot of land measuring approximately 9,700 m² in the Weiler district of Schorndorf from Oskar Frech GmbH & Co. KG. A residential neighbourhood is planned on the site, which has previously been used  for commercial purposes. Following the partial demolition of the existing buildings and the planned removal of sealed surfaces, the project will be designed to be energy-efficient. Around 120 apartments are planned. The project is intended to support key urban development objectives for Schorndorf’s inner-city development. The founding building of the FRECH Group will be retained and is intended to continue to be used by the company. Further planning will take place in close coordination with the City of Schorndorf.

Mayor Bernd Hornikel adds: “The development of the Frech site is an important element in the careful further development of our Weiler district. The transformation of this commercial area offers the opportunity to create urgently needed housing while at the same time strengthening urban quality. I welcome the fact that nyoo is coordinating the planning closely with the city administration and is placing a strong focus on energy efficiency, long-term usability, and a positive sense of community within the neighbourhood.”
 
The planned neighbourhood comprises several residential buildings arranged around a landscaped inner courtyard with shared recreational and play areas. A balanced mix of compact and family-sized apartments is designed to meet the needs of households with different requirements. The apartments are planned to be barrier-free and eligible for public funding schemes. Particular attention is being paid to the sustainable development of the site: the energy concept provides for the use of heat pumps and photovoltaic systems. Extensive green roofs are also envisaged to support the local microclimate. The planning is based on the KfW Efficiency House 40 standard, with the aim of ensuring stable operating and ancillary costs over the long term.

The Schorndorf Weiler district offers a well-established local infrastructure. An S-Bahn station with direct connections to Stuttgart is within walking distance, as are local shops, schools and day-care centres. Its location in the Remstal region combines proximity to nature with access to Schorndorf’s historic old town and the economically strong Stuttgart metropolitan area. 
 
With this new project, nyoo is continuing the Instone Group’s engagement in Schorndorf. Following the successful completion of the ‘s’Lederer’ residential quarter in 2023 and the acquisition of a further site for residential development last autumn, the project builds on existing experience within the city. Construction is planned to commence around the turn of 2027/2028.
