"Friedenauer Höhe" quarter in Berlin: Instone and OFB complete around 1,060 homes in joint venture

933 privately financed rental and 131 owner-occupied apartments for around 2,500 people. Apartments developed within the joint venture on a former goods station completed. Public park of around 10,000 m². BEG Efficiency House Standard 55 EE.

Instone Real Estate ("Instone"), the residential developer operating throughout Germany, and OFB Projektentwicklung have completed the residential buildings developed under their joint venture, in place since 2021, in the "Friedenauer Höhe" quarter. On the site of the former goods station in Berlin's Tempelhof-Schöneberg district, 933 privately financed rental apartments and 131 owner-occupied apartments have been built, along with a public park of around 10,000 sq m featuring play areas. The apartments are fully occupied, with around 2,500 people having found a new home there.

"By completing our apartments at 'Friedenauer Höhe', we are demonstrating how a former railway site in a central location can be transformed into urgently needed housing through careful quarter development. We are more than satisfied with the result. We would like to thank our joint venture partner OFB, as well as the Tempelhof-Schöneberg district, for their trusting collaboration throughout the entire project," says Saidah Bojens, Head of the Berlin and Saxony office at Instone Real Estate.

"A project of this scale can only be delivered in close partnership. Together with Instone, we coordinated every step over several years, from planning through to delivery, always guided by the ambition of creating a liveable quarter of high urban design quality. Its successful completion shows that this collaborative approach pays off," adds Karin Richter, Head of the Berlin office at OFB Projektentwicklung.

Eva Majewski Sparacino, District Councillor for Urban Development and Facility Management for the Tempelhof-Schöneberg district: “'Friedenauer Höhe' combines urgently needed housing with high-quality public open spaces, giving people in the district lasting access to a formerly commercial site. The new park, the play areas and the traffic-calmed design create value well beyond the quarter itself and enhance quality of life in Tempelhof-Schöneberg."

The residential buildings were constructed partly using low-carbon, resource-efficient concrete and achieve the BEG Efficiency House Standard 55 EE. Heat is supplied by a combined heat and power (CHP) plant. The quarter is rounded off by the public park of around 10,000 m² and a new public east-west cycle route.

"Friedenauer Höhe" stands for modern urban development: the quarter brings together housing, social infrastructure, shopping facilities and both public and private green spaces with generous play areas. Its central location means that key Berlin hotspots and public transport are equally within easy reach. The traffic-calmed, largely car-free site offers a quiet living environment.
