Instone completes 'Elisabethentor' quarter: handover of 105 residential units and a children’s day-care centre in Wiesbaden-Delkenheim

Instone successfully completes 'Elisabethentor' residential quarter in Wiesbaden-Delkenheim with a total of 248 apartments and a children's day-care center. Final construction stage with 105 residential units handed over to Unternehmensgruppe Nassauische Heimstätte | Wohnstadt. Diverse mix of apartments including 86 subsidized and 18 senior-friendly residential units. Efficiency House 55 standard, district heating and photovoltaics ensure low energy requirements.

Instone Real Estate (Instone), a residential developer operating throughout Germany, has successfully completed the extensive development of the 'Elisabethentor' residential quarter. This means that the entire quarter, located in the newly emerging “Lange Seegewann” residential area and comprising 13 apartment buildings, a total of 248 apartments, and a children’s day-care centre, has been completed. At the end of June, Instone handed over the final construction phase (construction site A), consisting of 105 modern residential units, to the Unternehmensgruppe Nassauische Heimstätte | Wohnstadt (NHW). Shortly before this, the state capital of Wiesbaden took over the new children’s day-care centre together with the sponsor, Johanniter-Unfall-Hilfe. NHW had already acquired the entire turnkey project from Instone in 2020.

Situated on the south-western outskirts of Wiesbaden-Delkenheim, the ‘Elisabethentor’ development comprises a diverse mix of apartments to suit different needs and lifestyles. This includes 86 subsidised residential units and 18 apartments specially designed for senior citizens. Living spaces range from 35 to 160 m². All apartments have a balcony, terrace or roof terrace, and some have small ground floor gardens. In addition, a six-stream children’s day-care centre with 98 places also contributes to the neighbourhood's family-friendly infrastructure. Two underground car parks with 337 spaces for cars and 541 spaces for bicycles align mobility with the requirements of a modern, sustainable city.
 
The quarter was built to the Efficiency House 55 standard, ensuring low energy requirements and lower housing costs for residents. Heat is supplied via district heating, which is largely fed by biomethane, providing more than half of the heat without CO₂ emissions. The energy concept is supplemented by a 130-kilowatt peak photovoltaic system, which enables the electricity to be obtained directly as tenant electricity.
 
The ‘Elisabethentor’ impresses with its attractive location, which offers comprehensive local amenities, medical facilities, children’s day-care centres, schools, and a wide range of cultural and leisure activities. Optimal accessibility is ensured by transport links to the A66 and A3 motorways and a bus stop in the district. The letting of the most recently completed construction phase will start in mid-August 2025, coinciding with the celebratory opening of the new children’s day-care centre.
